Is Voro a real estate brokerage?

Yes, Voro is a licensed real estate brokerage in the states where we operate.

What does Voro mean?

Voro is an acronym for Virtual Online Realty Office.

How long has Voro been in business?

Voro was organized in 2011 as a licensed real estate broker.

What states are Voro licensed in?

We are currently licensed in Arkansas, Connecticut, Florida, Georgia, Massachusetts, New Jersey, New York, Pennsylvania and Texas.

Does Voro have multiple offices in the states it is licensed in?

Voro is a virtual company and as such, we do not maintain physical offices other than our operations office in Manhasset, New York and our corporate office in Boca Raton, Florida.

Since Voro does not maintain physical offices, can I still be legally licensed with Voro?

Absolutely. We are licensed and meet all of the states’ requirements including any physical office space requirements.

Can I use Voro’s offices for meetings and other real estate related activities?

Our offices are not available for use by our agents. In some rare circumstances we might be able to accommodate requests on a case-by-case basis so feel free to ask.

Where can I meet with clients and others?

While Voro does not provide office space, you will have access to a Regus sub account. Regus is a global leader in virtual office space and provides access to office space in different locations worldwide. You can reserve a space that meets your needs and pay the cost associated with the space and location you desire. Voro does not charge anything to maintain a sub account.

Do I need to already have a license to become a Voro agent?

Most states require that a person meet their minimum requirements to become licensed and to thereafter have a valid license to engage in real estate transactions and get paid a commission.

If I want to associate with Voro, do I have to pay to transfer my license?

Each state varies in terms of the fees and process for transferring your license. You should check with your state’s licensing authority to determine what if any fees are assessed and the process for transferring your license to Voro.

If I have a license, what is the total cost to join Voro?

Fees vary and are determined by state so please check with your licensing authority for any fees they assess. Voro meanwhile, charges a one-time setup fee of $200. You will be charged the one-time setup fee, your monthly subscription cost (prorated from the date you join to the last day of the calendar month) and any fees assessed by your state’s licensing authority.

What is the commission rate payable?

Voro offers various subscription plans that include commission rates from 85 to 100 percent of the gross commission.

What are the subscription plans/options offered by Voro?

We offer three subscription plan choices. Please refer to the summary and plan features tables for detailed information.

Pro Plan: This is the 100% commission plan for agents interested in maximizing their commission payout. There are no transaction or other fees.
Flex Plan: Designed for agents seeking to maximize their commission payout while minimizing their costs. The plan pays a 90% commission with no transaction or other fees.
Basic Plan: Is intended for agents who do not want any recurring expenses. The commission payout is 85%. Transaction fees range from $200 to $500 depending on the gross commission. There is also an annual cap of $8,000 maximum that you will pay.

What are the monthly costs for the three subscription plans offered?

Our current monthly subscription plans’ costs are:
– Pro Plan – $149
– Flex Plan – $79
– Basic Plan – $0

Note all costs are subject to change at Voro’s discretion.

Can I change my subscription plan?

Plan changes can be made on a quarterly basis (1/1, 4/1, 7/1 and 10/1) provided we received a written request no less than thirty (30) days prior to the intended effective date. There is no cost for making the change.

For the 100 percent plan, do I really earn 100% commission?

Yes, our commission rates are exactly as stated so you earn 100 percent of the commission if you participate in that plan.

How will I pay my monthly subscription?

All subscription costs are automatically charged to the payment method on file on the first of each calendar month.

Can I prepay my subscription for the year?

Yes, you can prepay your subscription for the year. You will get two free months if you choose this option. Please be advised though that prepayments are non-refundable.

Can I change the date my subscription renews?

Unfortunately you are unable to change the date your subscription renews. All subscriptions renew on a recurring basis on the first day of each calendar month.

Does Voro provide leads?

As a primary 100% commission broker, we do not provide leads to licensees. Licensees, however, can participate in one of our third-party lead generation platforms. Fees for participation and leads vary.

Are all of the documents needed for my real estate transactions available to me?

You will find most of the documents needed either in our Documents portal or if you are a member of a Realtor board/MLS, also through their dashboard.

What type of real estate can I do as a Voro agent?

At Voro, you decide what type of real estate you want to do. That includes residential or commercial, sales or rentals. The choice is yours.

I am a new and inexperienced agent, can Voro assist me with training?

Our broker model is designed for experienced agents seeking to work independently so we do not have a comprehensive training for new or inexperienced agents. We do offer coaching for specific skills development. You should discuss your situation with us before registering.

Does Voro offer training?

Voro does not offer formal training because most of the licensees who join us are experienced and do not require training. We do, however, offer coaching and support to help you achieve your desired success.

What industry affiliations does Voro maintain?

We are affiliated with a number of industry partners including SkySlope, StreetEasy, Zillow Premiere, Realtor.com/OpCity, PropertyShark and others.

As a New York licensee, will I have access to StreetEasy?

You can request a StreetEasy sub account from Voro. There is no additional charge for this.

If I am doing rentals, how will I be able to complete a tenant screening/credit report?

Voro partners with Premium Credit Bureau (“PCB”) to facilitate all tenant screenings and credit reports. You can request a free account to generate these reports.

Will I get a Voro email address with my subscription?

Yes, each agent receives a Voro branded email address which they must use when conducting all business and communicating on behalf of Voro.

Will I have to join an MLS or Realtor board?

While Voro does not require agents to participate in an MLS or Realtor board, the National Association of Realtors (“NAR”) rules requires licensees in Connecticut, Florida and New Jersey to become a Realtor board member when they associate their license with Voro because the broker is a member in those states.

I want to participate in one or more of the MLS or Realtor boards. What fees are associated with that?

If you want to participate in one or more MLS or Realtor boards, you must advise Voro of this to ensure your license is correctly associated. In addition, you will register with the MLS or Realtor board you choose. Unfortunately, we do not quote membership fees because they are subject to change, vary and are often calculated based on the date a licensee joins. To find out costs, we recommend that you contact the MLS or Realtor board directly.

Can I maintain a dual license with Voro?

As you know, dual license allows licensees to associate with more than one broker simultaneously. This is something Voro permits.

Is there a fee for obtaining a dual license?

Yes, dual licenses are issued by your state’s licensing authority. An application will have to be made to obtain a dual license. Since the fee for obtaining a dual license varies and is subject to change, please consult with your state’s licensing authority to determine the costs.

How long does it take to become a Voro agent?

If you are currently licensed and transferring your license, in most cases we can associate your license within a day or two after completion of the Voro agent registration.

While I am awaiting approval for my Voro registration, will I continue to be licensed?

Yes, your current license status will be maintained while we transfer your license from your previous broker to Voro.

Can I prepay my subscription for the full year?

Yes, you can prepay your subscription for the full year. Doing so means you will get two (2) free months for the cost of the full year.

If I prepay my subscription and decide to disassociate, am I eligible for a refund?

Unfortunately, prepayments are not eligible for refund.

Can I get a refund if I disassociate my license and terminate my affiliation with Voro if this is done before the next renewal date?

Monthly subscriptions are never refundable nor are they prorated for any period of time a licensee is not associated with Voro.

Can I maintain licenses in more than one state with Voro?

Yes, if you have licenses from other states, you can associate any of them with Voro provided we are licensed in the state.

If I want to associate licenses in another state where Voro is licensed, do I have to pay a different monthly subscription fee?

Yes, you must choose a subscription plan for each state in which you associate your license with Voro. The cost is discounted 20% for the second license.

If I associate multiple licenses in various states, what is the cost for doing so?

You only pay a one-time set up fee and any license transfer fees established by your state’s licensing authority. When you associate more than one license, you will be required to subscribe to a commission plan that will be discounted 20% for the second license.

Will I have to pay the full year for MLS and/or Realtor boards?

Depending when you enroll in the MLS or Realtor board, you will either be required to pay the full year or a prorated amount from the date you join to the last day of the year.

Can I cobroke transactions with other Voro agents?

In most states, as a licensee you can represent yourself or participate in a transaction in which you have an interest in. We strongly recommend you check current rules with your state’s licensing authority. In addition, where it is permissible, we advise that you notify the other party at the onset of the transaction, in writing, that you are representing yourself.

Can I use a portion of my commission to reduce the cost of the property or closing costs if I am representing myself in a transaction?

Assuming this is permissible by your state’s licensing authority, which in most cases it is, you can use your commission in any manner you choose to as long as it is legal.

Will I get an individual website with my Voro subscription?

We currently do not provide agents with individual websites, however, there are industry leaders that can create custom websites for agents.

Is there a CRM available?

Yes, we use Monday as our CRM, however, it is not currently available for individual or personalized use by agents.

Is there a transaction management platform available?

Yes, we utilize SkySlope to manage all of our transactions including, submitting listings to Voro, submitting documents for completed transactions and requesting commission payout.

Can I share documents and communicate with customers, clients and partners using a CRM?

You can share documents and communicate with customers and clients via SkySlope transaction management platform.

How long does it take to get paid once I submit a closed transaction?

Generally commissions are paid within five (5) working days from the date the deposited funds clear our account and the commission request has been submitted.

How will I get paid my commission?

Commissions are paid via ACH, meaning they are directly deposited into your bank account.

Can I split commission with a portion being deposited to one account and the remainder to another?

Generally speaking we do not split commissions due to record-keeping issues. However, in some rare circumstances we might be able to split commission payments so please consult with us if you have the need to do so.

Does Voro provide live support for the platform?

Yes, we have a dedicated support team that can be accessed via telephone, email or online support request. Our support team is available Monday through Friday 8 – 5. Please keep in mind we do not provide support for third party sites and platforms.

Can I cancel my Voro subscription?

Yes, you can cancel your subscription at any time without prior notice. Your license will be released within 48 working hours after we receive your request.
